NOTICE OF PUBLIC HEARING



PLEASE TAKE NOTICE:



That an application has been made by William Abrahamzon Jr., 423 North 2nd Street, Caledonia, MN 55921, for a Conditional Use Permit to build a dwelling on less than 40 acres in agricultural district (Section 13 - 0110.1303, Subdivision 1, Subsection 11) in Jefferson Township on the following premises, to-wit:



Part of the Northwest Quarter of the Northwest Quarter, and the Northeast Quarter of the Northwest Quarter of Section 28, Township 101 North, Range 4 West, Jefferson Township, Houston County Minnesota, described as follows: Commencing at the West Quarter Corner of said Section 28; thence North 00°12'20" East along the West line of the Northwest Quarter of said Section 28 a distance of 1320.34 feet to the Southwest corner of the North Half of the Northwest Quarter; thence North 89°44'00" East along the South line of said North Half of the Northwest Quarter 496.15 feet; thence North 25°28'40" East 47.31 feet to the centerline of County Road No. 5 and the point of beginning; thence South 89°39'41" East along said centerline 1160.50 feet to the Southerly extension of the centerline of Kubitz Road; thence North 15°20'34" East along said centerline and its Southerly extension 154.07 feet; thence continuing along said centerline North 18°15'30" East 344.30 feet; thence continuing along said centerline on the arc of a 350.00 foot radius curve, concave West, the chord of which bears North 01°55'52" West and measures 241.59 feet; thence continuing along said centerline North 22°07'15" West 163.93 feet; thence continuing along said centerline North 24°05'22" West 86.37 feet to the Southerly line of lands described in Book 217, Page 309, in the office of the Houston County Recorder; thence South 81°45'37" West along said Southerly line 839.13 feet; thence continuing along said Southerly line South 58°49'40" West 289.47 feet; thence continuing along said Southerly line South 15°03'17" West 240.28 feet; thence South 40°17'49" East 144.14 feet; thence South 25°28'40" West 364.20 to the point of beginning. Subject to the right-of-way easement for County Road No. 5 over the South side thereof, and the right-of-way easement for Kubitz Road over the East side thereof, and other easements of record. Containing 22.90 acres+/-.



Said applicant standing and making application is as holder and owner of an enforceable option to purchase full interest in said described lands.



A hearing on this application will be held at the Courthouse, Commissioners' Room, City of Caledonia, Minnesota, 55921 at 7:15 p.m. on Thursday, April 26, 2012. All persons having an interest in the matter will be given the opportunity to be heard relative to the granting or denying of said application.
